Having the right plan makes a big difference

As you may have heard in recent days, it seems that we are on track for the planned easing of Stage 4 restrictions to start coming into effect in September, which will be music to the ears of everyone in Melbourne, I’m sure!

However, if you have been weighing up whether to make a move in the property market in 2020, the next four weeks will provide an important opportunity that you won’t want to overlook. The period until mid-September is actually the ideal time to prepare your property for the market, so that you can ‘hit the ground running’ as soon as the early Spring market begins to open up. This ‘window of opportunity’ will be important for two reasons.

Firstly, as many property market commentators will tell you, history has taught us that early Spring tends to be the time when vendors achieve the strongest sale results of the Spring selling season. This happens because there is normally a shortage of property for sale in September, at the same time that we see a large influx of new buyers who hit the market keen to make a move before the end of the year.

In contrast, if you leave it until late Spring to list your property for sale, you may find that the number of buyers has dropped as many will have successfully purchased, whilst many vendors leave it until they have purchased before putting their own property on the market. This means that the closer you get to the end of the year, the more likely you are to see more properties for sale competing for the attention of fewer buyers.

On top of this historical lesson, we need to keep in mind that this trend is likely to be even more profound in 2020. Right now, there are lots of buyers who are stuck at home and they are making use of the extra time to do their research on the property market. This enables them to plan their next move more extensively, meaning they will be ready to get out and start house-hunting as soon as the restrictions are eased.

As I mentioned earlier, this combination of factors has created a genuine opportunity for some smart property owners. If you start planning the details of your sale now, you will have a chance to get a head-start on many others who will be wishing they’d acted sooner.

Not only can you spend the next few weeks taking care of all those little presentation jobs around the house to make sure that it is ‘buyer ready’, but by pre-booking some of the ingredients of your sales campaign you can avoid costly delays in September. Can you imagine how busy the property photographers and videographers, just as one example, are going to be when the restrictions on property visits come off and people start putting their homes on the market?
