The end of the holiday season is now in sight and the kids are preparing to head back to school soon.

This means that a lot of local families will be thinking about their plans for the year ahead. Some will be weighing up whether it’s time to think about making their next move in the property market.

With this in mind, I thought this might be an ideal time to update you with the latest data from PropTrack on price movements in several of our local suburbs.

Here’s the latest figures on what median property values did over the twelve months to the end of December 2025, broken up on a suburb-by-suburb basis:

Bundoora houses: Up by 11%

Bundoora units: Up by 11%

Epping houses: Up by 11%

Epping units: Up by 10%

Greensborough houses: Up by 8%

Greensborough units: Up by 6%

Lalor houses: Up by 14%

Lalor units: Up by 11%

Mill Park houses: Up by 11%

Mill Park units: Up by 11%

Reservoir houses: Up by 10%

Reservoir units: Up by 8%

Thomastown houses: Up by 13%

Thomastown units: Up by 12%

Wollert houses: Up by 7%

There are two important facts to remember when you are studying these numbers. Firstly, as I often remind our readers, statistics like these are only indicative of general trends in the market. They do not necessarily show price movements in individual properties.

Secondly, PropTrack’s data does show that overall price growth slowed quite markedly in the last quarter of 2025, when talk about the possibility of an increase in interest rates began to grow. So don’t assume that last year’s growth will be repeated in 2026.
