More eyes turning to local market
As we’ve mentioned in a number of recent posts, the sales results that our team at Barry Plant Thomastown has been achieving in our local market are a strong indication that buyer interest remains at a consistent and positive level.
An article that caught our eye on the Domain website this week seems to reinforce this belief. The article by Sarah Webb looked at the most liveable and affordable suburbs across Australia at the moment, and it found that two of the three best options in Melbourne were right in our backyard…Lalor and Epping!
The research looked at ease of access to all the important amenities that a young family might need, with all of the selected suburbs being within 20 kilometres of the CBD, having a more affordable median property price than their metro area, plus rental yields and vacancy rates on par with, or better than, the surrounding metropolitan area.
Data like this is certainly good news for local homeowners, as well as local buyers who are keen to join their ranks.
Our auction this week in Waratah Street, Thomastown was a prime example of what is possible despite the wintery weather. This four-bedroom, two-bathroom home (pictured) on a subdivided block attracted plenty of interest over the past few weeks, with buyers responding well to its accommodating floorplan and excellent location close to all the amenities a growing family might need.
In the end, we saw six separate buyers competing at auction, with the gavel falling at a very satisfying $743,000, which was above our happy vendor’s reserve price.
The important message for anyone considering selling in the area is that this result leaves at least five motivated buyers who are still yet to secure the keys to their next home.
