There’s nothing quite like a rise in official interest rates, (even when it’s been expected by most observers for months), to focus a property investor’s mind on long term planning.

The good news for anyone in this situation is that you don’t have to re-invent the wheel, as most of the rules followed by successful property investors have been around forever and still work just as well today as they did many decades ago.

For example, history shows that well-located Australian real estate has consistently risen in value over the longer term, despite whatever negativity may be floating around in the media at the time. Whether it was recessions, pandemics, wars, political upheavals and interest rate cycles, the long-term resilience of property has overcome short-term nerves every time.

Smart investors stay focused on quality investment-grade property because it doesn’t just keep pace with inflation, it outperforms it. This is how some people are able to protect and grow real financial advantages over time.

In contrast, unsuccessful investors lose sight of their plan when they become distracted by the short-term thinking of others. These are the people who start messing around with the latest tax strategy or trying to predict the next property hot spot.

The investor who stays calm while everyone else is adopting a knee-jerk reaction to whatever the latest headline says is the one who ends up wealthy. As I read in a property newsletter recently, it’s well-planned behaviour, not brilliant forecasting, that gets results.

Never forget that great property returns don’t happen over a year or two. They occur over decades.
