Pre-holiday sales continue with strength

With the start of the festive season now just a matter of days away, it’s been interesting to see how strong the buyer demand has been in Melbourne’s northern corridor in recent weeks.

As we mentioned in LAST WEEK'S UPDATE, the resilience of the property market in our part of town has been evident in recent weeks, and our last auction for 2023 proved to be a telling test-case as we head towards the end of the year.

Our auction of a potential-filled three-bedroom home at 82 Heyington Avenue in Thomastown this weekend showed what is possible in the current market conditions, despite the ongoing impact of the Reserve Bank’s increases in official interest rates, and concerns about the cost of living generally.

This particular home was being offered for sale for the first time since new, so it was a real source of pride for our team at Barry Plant Thomastown to be entrusted with this task by the original property owner.

Being positioned within close proximity of Thomastown East Primary School, Nick Ascenzo Reserve and the shops on Alexander Avenue, this property drew interest from a mix of first home buyers and investors, whilst a good sized allotment of around 585sqm attracted enquiries from a few local builders and developers as well.

A well targeted campaign did its job, resulting in a competitive auction which sold for $665,000, which was above our happy vendor’s reserve. As you can see in the photo, it was “smiles all round”, both from our vendor and the successful bidder who is downsizing from Pascoe Vale.
