Preparing for a big 2026?

With around 1600 auctions scheduled this weekend, it’s clear that the final days of the Spring property market in Melbourne are a busy time for buyers and sellers alike.

However, for quite a few intending home sellers, the focus has now turned to the early stages of the New Year with plans to put their property on the market in the early stages of 2026. At this time of year the supply of available property for sale is likely to be tight, whilst a number of new buyers will be entering the market as part of their newly revised plans for the fresh year.

Now, while a sales campaign in 2026 may seem like a long way away right now, it’s really not…particularly when you remember that a lot of people that you may be relying on to get your property on the market will be on holidays for a good part of the intervening time period.

With this in mind, here are a few tips on what you might want to consider attending to right now, rather than trying to get them done around the Christmas and New Year period.

  1. Styling. If your property is one that could benefit from some enhanced presentation, (don’t forget to discuss this with your agent before you start, as we mentioned in LAST WEEK'S UPDATE), be sure to get that under way now before everyone goes away.
  2. Photography. Would your property look better in photos if they were taken while your garden looked lush and green, (like after all our recent rain), or in mid-January after the heat of Summer has dried everything to a crisp? Why not tick that box right now?
  3. Documentation. Your Section 32 Vendor’s Statement is a legal requirement that you must provide to a buyer before they sign a written offer. If you get it done now, you won’t be waiting for your conveyancer to come back from holidays to get this under way. The last thing you want in January is someone wanting to buy your property, but you can’t sell it to them!
  4. Tenancy. Of course, if the property you want to sell is currently tenanted, you also need to give the renters sufficient notice to vacate the property, so be sure to discuss this with your Property Manager right now to prevent unwanted delays in 2026.
