Ready for a Sale by Set Date®?

When this type of opportunity arises, it’s worth noting that whilst there is a clear date and time advertised as the final deadline for offers, you may still be able to make an offer prior to this deadline.

As a buyer you can submit an offer at any time prior to the advertised date. If your offer is within the range that the vendor is prepared to consider, all registered buyers are then given an opportunity to submit their best offer, meaning that the property could be sold before the Set Date.

As an interested buyer, there are two ways you can proceed:

OPTION ONE

You can make a written offer through your Barry Plant agent immediately after inspecting the property. The agent will present your offer to the vendor and if it is within the right price range, the settlement conditions are acceptable and there are no other registered buyers, then the sale can be concluded straight away.

However, if there are already other registered buyers, all buyers will be asked to submit their best offer. Thus, there is a real advantage to making your offer as early as possible when there will probably be fewer buyers to compete with.

OPTION TWO

If you inspect the property and are interested, but not yet ready to submit an offer, you can register your interest via a form provided by your Barry Plant agent. This means that when the vendor has received an acceptable offer, we will contact you and give you up to 24 hours to submit your best offer on the property. Clearly, it’s important that you provide as many contact phone numbers as possible on the registration form.

THE 24 HOUR CLOSE-OFF PERIOD

When an acceptable offer is made and there are other registered buyers, the sale date can be brought forward to the following business day. All registered buyers will then be contacted and given the opportunity to submit their best and final offer within that 24 hour period. At the conclusion of this period the vendor can, in consultation with the agent, select the best offer.
