ABOUT FAIRFIELD

Fairfield is a refined and community-oriented residential suburb located along the northern banks of the Yarra River, northeast of the Melbourne CBD. It is defined by its unique "village" character, heritage-protected streetscapes, and a lifestyle that blends urban sophistication with extensive natural riverfront beauty.

Fairfield borders are Grange Road to the East, Heidelberg Road to the South, Darebin Rd to the North and borders Northcote to the West.

The suburb attracts a diverse demographic of established families and professionals drawn to its high walkability and its status as a tranquil sanctuary within the inner-northern suburbs.

Fairfield is predominantly residential, with a small north-eastern pocket remaining a light industrial area.

The Station St shopping district currently has over 80 businesses operating within it, with more than 20 cafes/bars/restaurants and 17 food and wine specialists.

Fairfield has maintained a multicultural and diverse atmosphere, with 20% of Fairfield residents being from non-English speaking backgrounds. Fairfield has significant Greek and Italian communities and there are also strong numbers of Chinese, Dutch, German and Indian residents in the suburb.

From a property perspective, Fairfield is a resilient and prestigious market with a strong emphasis on heritage preservation. The housing stock is a desirable blend of original Edwardian and Victorian cottages, California Bungalows, and contemporary luxury townhouses.

Demand for property in Fairfield is very high; with a ratio of more than 2 to 1 of people looking for property in Fairfield compared to what is currently available. With more affluent residents moving into the area with greater disposable income, Fairfield businesses have thrived in recent times.

With its unique combination of riverside tranquility, elite education, and a sophisticated village lifestyle, Fairfield remains one of the most aspirational and stable residential destinations in Melbourne’s inner north.
