‘Diamond in the sky’ apartment with million-dollar views achieves top result

Two stellar apartment sales point to buyer demand for quality homes in Melbourne’s waterfront Docklands district.

A sub-penthouse in the sought-after Yarra Edge complex has fetched $3.45 million, the highest apartment price in the suburb so far in 2021, sales data show.

The result from the off-market sale of 3901/90 Lorimer Street was achieved because “the sub-penthouse is in the finest address in Docklands and a rare listing”, according to the Barry Plant Docklands agent who sold it.

The four-bedroom property with stunning 280 degree views of the bay, harbour and city skyline, features 340sq m of living space, a balcony and three parking spaces.

The new owners will also have access to resort-style facilities including a swimming pool, gym, spa and sauna.

“This is the top price we have achieved this year for an apartment in Docklands, and the off-market sale took several months of negotiations,” the agent said.

There have been 284 property sales in the suburb to July14, according to CoreLogic data. The second highest apartment price this year was $2.2 million splashed on 262/55 Victoria Promenade in April.

Barry Plant Docklands also sold a Docklands apartment for $3 million in 2020, selling agent Alice Geddes said.

“There are still buyers who can afford such properties in the area,” she said.

Ms Geddes recently sold a dual-key apartment at 3411/100 Harbour Esplanade for $710,000.

This was the highest price for this dwelling type with bay and city views in the 42-storey Victoria Point complex, she said.

“The two-in-one apartment can be used as a two-bedroom unit or as a one-bedroom unit with a separate self-contained studio,” Ms Geddes said.

“There are only 36 such apartments in the building and none are for sale.”

The seller was an investor who rented out the flexible space. The apartment has two separate entries and three parking spaces, and offers bay and city views.

A current top listing by the agency is 72 Geographer Street, Docklands, which has a price guide of $1.6-$1.7 million.

One of eight units in the modern Montage townhouse complex, it offers 172sq m of internal space spread over three levels, and includes three-bedrooms and two-bathrooms, and features park views.
