Whilst there is currently more choice this Spring in the marketplace, this will change over the coming weeks as more properties sell and very few new properties will come up for sale to replace them with only five weeks to go before Christmas.
If you’re bidding at auction - make sure you’re holding the highest bid at the end. I’ve seen too many buyers holding back and then approaching the auctioneer after the auction to put up an offer. Too many times this has ended up in a multi-offer bidding battle after the auction between several buyers who chose not to bid. Worse still - I’ve seen many buyers miss out altogether as the highest bidder has snapped the property up immediately post-auction.
The advice - Do your homework before auction day and come prepared to do a deal. Even if you think that the home may slip past your limit, it is wise to be ready so that if opportunity knocks, you are ready to take advantage.
