Strong results still making news
Despite the ongoing challenges that a locked-down Melbourne is providing for everyone, it’s fair to say our team at Barry Plant Moonee Valley has had a few reasons for an extra dose of pride in recent weeks.
Whether it was being judged the National Winner of the Australia Achiever Awards in the real estate category with a score of 99.79%, or our team’s ability to continue to achieve newsworthy sales results for our vendors in the midst of the restrictions, it’s fair to say that our team is keeping their head up and pushing forward with a spring in their step.
Last week’s online auction of a five-bedroom home in Niddrie was the latest to attract the attention of the media, with coverage of the result (above) being mentioned in the Market Report Saturday’s Realestate lift-out of the Herald-Sun.
As we mentioned in LAST WEEK'S MARKET UPDATE, this online auction attracted registered bidders in all, with the auction taking more than 50 minutes and 79 bids before the gavel fell at $1.702 million. This was more than $300,000 above the reserve.
Online auctions are not the only method that our team are using in order to secure great sales results. We have also been utilising ‘virtual inspections’, where the vendor of a property conducts a video tour on their mobile phone while one of our team provides a verbal explanation from a remote location, and this is accessible to registered buyers in real time through an app like Zoom. This week we had as many as 26 buyers attending one virtual tour!
This approach has enabled several buyers to secure their next home without physically stepping through the door, the latest of which was a four-bedroom home in Keilor East which achieved a strong mid-week sale for close to $1.1 million.
As I’ve mentioned before, the current market is one where many buyers are quite prepared to be flexible in their approach if it means they can secure their next home now rather than waiting for the lockdown to end…whenever that will be.
So, with the Spring market now officially here, there’s really no need to hold off on putting your property on the market, even if it means utilising a quiet ‘off-market’ approach in the initial stages to gauge the level of interest from our database of registered buyers.
