Off-market or on-market, strong results continue

With a couple of off-market sales among this week’s more notable sales results, we were reminded of the importance for keen homebuyers to register their details and key priorities with our sales team when they are looking for a property.

Some buyers choose to play their cards close to their chest; with the only interactions they have with agents being a few Open Houses. However, if we don’t know exactly what you’re after, you may never know about a new listing that is being marketed off-market, (i.e., with no advertising or internet presence), and we saw a couple of these among this week’s results.

These included:

Northgate Estate in Greenvale

The team put together an off-market house and land package in this up-and-coming neighborhood for some lucky buyers who are now looking forward to building their new home because they were able to work closely with our team to match their priorities with the right homesite and the right builder.

Lamond Court in Greenvale

Another example of a vendor who wanted to keep their sale quiet, rather than exposing their luxury home to the wider public. Our team was able to utilize our expansive database of qualified and motivated buyers, including buyers from across the broader Barry Plant network, to source several interested parties. The result was a competitive off-market sale that pleased all those involved.

Churchill Avenue in Tullamarine

This charming three-bedroom home was due to be auctioned this weekend, but such was the appeal of the quiet court location close to Westmeadows Primary School plus the Village shops, cafes and tavern, that we ended up with three buyers competing to secure the property in the first week on the market. The end result was an early sale at $625,000…more than 10% above our happy vendor’s expectations!

Part of a quiet boutique development, this immaculate three-bedroom townhouse attracted a mix of first home buyers and investors who appreciated its quality finishes and appliances. A strong mid-week sale at $557,000.

Nyora Court in Westmeadows

An older entry-level three-bedroom home with parkland over the back fence, this one made use of our unique Sale by SET DATE® marketing strategy and attracted such solid interest that the SOLD sticker went up before the closing date.
