August sales confirm market resilience

With the daily coronavirus numbers continuing to trend lower, it seems that everyone’s hopes of an easing of restrictions in September remain on track. Just like every other resident of Melbourne, we’ve got our fingers crossed.

However, it’s important for homeowners in the City of Hume to know that, despite the tougher Stage 4 restrictions and the banning of physical property inspections, there has still been some ongoing sales activity in our area.

One market segment that has remained busy, as we mentioned in our Update just five weeks ago, buyers have been purchasing vacant homesites across the north of Melbourne in large numbers with the aim of making the most of the Government’s HomeBuilder grant. In fact, we saw some figures the other day that showed that in the first week after the Victorian HomeBuilder portal went live on August 10th, a total of 1127 applications were lodged by Victorian land buyers!

However, it’s not just vacant land that is seeing SOLD signs go up, with several established homes achieving successful sales recently with the assistance of the team at Barry Plant Gladstone Park. Some of the more recent examples included:

Westmeadows: 12 Linga Street. A mix of first home buyers and investors showed the majority of interest in this potential-filled three-bedroom home near Westmeadows Primary School. A very satisfying mid-week sale saw the SOLD sign go up at $510,000.

Westmeadows: 1/39 Riddell Street. Easy access to the Primary School across the street was one of the benefits that struck a chord for buyers in this tastefully updates single-level three-bedroom villa. A prompt sale at $518,000 saw smiles all round.

Greenvale: 4/21 Norcal Court. This modern four-bedroom town residence was less than one year young and enjoyed a serene outlook across the adjoining parkland. It didn’t take long for a strong sale to be completed at $615,000.

Greenvale: 34 Ambleside Road. This four-bedroom home (pictured) had been on the market with another local agent for three months without result. Our experienced team was able to use virtual inspections with our extensive database of buyers to produce a sale at $800,000 within three days of listing it!
