Buyers elect to act before polling day

Perhaps it was a determination to ensure that their property interests didn’t clash with their political interests, (or was just a healthy interest in not missing out on a democracy sausage?), but three out of the four properties we had scheduled for auction on Federal election day all found owners well before the ballot boxes collected their first votes on Saturday morning.

In fact, as we touched on in last week's Update, homebuyers in our part of town have clearly not allowed the coverage of the election and interest rates to distract them from their efforts to find their next home, as these recent results confirm:

Attwood: 8 Threadneedle Street. Making an immediate impression with its landscaped front garden, this elegant four-bedroom home in the sought-after Cambridge Gardens Estate attracted such strong early interest that the vendors were able to sell more than a week before the scheduled auction, with the contracts being inked at $960,000.

Greenvale: 103 Frontier Avenue. Situated just a few doors from the park in the Aspect Estate, this elevated single-level four-bedroom home didn’t take long to wrap up a strong mid-week sale at $810,000.

Greenvale: 26 Rappel Street. Friday 13th proved to be a lucky day for both buyers and sellers, with this striking contemporary three-bedroom home changing hands just before the weekend.

Greenvale: 70 Napoli Street. Enjoying a serene position opposite Napoli Park, this grand five-bedroom, four-bathroom double-storey showpiece attracted immediate interest the moment it hit the market. A convincing early offer three weeks before the scheduled auction saw the SOLD sign go up at $1.375 million.

Tullamarine: 4/2 Millar Road. Combining a convenient location with a generous entertainer’s courtyard, this two-bedroom townhouse was sold in the week before this week’s scheduled auction (pictured), with competitive interest producing a pleasing sale at $525,000.
