Getting your presentation right in time

Based on numerous discussions that we’ve had recently, there were lots of homeowners in the City of Hume who had plans to sell and move this Spring. As we all now know, the release of the ‘road map’ last week resulted in many of these locals putting those plans on hold until physical property inspections are back on the table.

The good news is that there has been some speculation this week that the easing of this particular rule could occur earlier than first thought. The initial announcement mentioned that buyers would be able to book individual inspections from October 26th, but there have been a few whispers that it could be a bit earlier. All we can do is wait and see.

In the meantime, as we pointed out in LAST WEEK'S UPDATE, our team at Barry Plant Gladstone Park has continued to achieve some outstanding sales without physical inspections. These have ranged from a striking 4-bedroom townhouse in a quiet Greenvale court (pictured), to an appealing 4-bedroom single-level display home in Wollert that gave investors the opportunity to lease the home back to the Builder with a 7% return for the next two years.

As we have mentioned before, the next few weeks of the lockdown may be frustrating for many, but they will provide prospective home sellers with an excellent opportunity to get the presentation of their property ‘market-ready’.

The first step in addressing the presentation of your property is to confirm what will make the biggest impact on your buyers, (and what might be a waste of your time and money). Our team at Barry Plant Gladstone Park takes a great deal of pride in assisting local homeowners to maximise the presentation of their homes. This service allows us to exercise the knowledge we gain from working one-on-one with local buyers. So not only do we know what type of buyers your property will suit best, but which presentation enhancements will make the biggest difference to those buyers.

My strong suggestion would be to have an obligation-free chat with one of the team before you get started on any major redecoration or maintenance tasks. Even with the current social isolation rules, we are still able to work with you remotely, allowing you to “show us through your property” via a video link using your phone or tablet. The chances are we may be able to make recommendations on the spot, and suggest some small, inexpensive ways to make your home more saleable.

Another idea that you may find helpful is to download our free booklet which has some general suggestions on presenting your home for sale. It even includes a section on Feng Shui for those who might like to learn more about this timeless Chinese approach to making your home more appealing. If you’d like to have a chat with one of our team about making the most of the current lockdown to maximise the presentation of your property, or maybe even get an updated Virtual Appraisal so you can make plans with certainty, I’d invite you to call the office number on 9330 1088 or you can reach me directly on 0418 889 678.
