For some people, January is a month dedicated to relaxation and recharging. However, for many of the home buyers who missed out on securing their next home before the arrival of the festive season, January has been an opportunity to reassess their property needs and to attack the market with renewed vigour!

As we suggested in OUR FINAL UPDATE FOR 2019, our expectation was that the property market in the City of Hume was likely to enjoy an early start this year, and this week’s activity certainly proved our hunch correct.

Not only was our team receiving calls from anxious buyers throughout the holiday period, but as soon as our office re-opened, we found ourselves fielding offers from buyers who were determined to lock in their property purchase before they returned to work.

Among this week’s results were:

Greenvale: 6 Veneto Grove

Just four years young and lovingly cared for over that time, this well-built single-level home (pictured) on a low maintenance allotment of around 350sqm attracted the interest of several first home buyers and investors. The combination of four bedrooms and two bathrooms, separate formal and informal living zones and a convenient position in the Greenvale Gardens Estate proved to be a popular one, with a very satisfying mid-week sale being completed at $550,000.

Mickleham: 212 Sesame Street

This architecturally designed townhouse in the popular Botanical Estate was due to be completed in March. However, such was the appeal of a home built by the highly regarded team at Nostra Homes with their impressive catalogue of quality inclusions, and the flexibility provided by the four-bedroom floorplan, that our team was able to finalise a strong mid-week off-the-plan sale at more than $513,280.

The good news for buyers is that our first weekend of auction for 2020 is filling fast, with properties in Aspect, Hillcrest and Westmeadows already set to go to auction that week. We also have some terrific new listings coming up that will excite buyers from first timers through to the prestige market. So if you haven’t already done so, be sure to register your specific preferences with one of our sales team to ensure you don’t miss out.

With so many buyers active at the moment, and so few properties available for sale, this really is an exceptional time to be a seller in this area. So, if you are planning a move in 2020, and would like to discuss the benefits of selling early, don’t hesitate to give us a call at Barry Plant Gladstone Park on 9330 1088.

Cheers,

Nick Pugliese – Director
