Many different ways to achieve one goal

When you are entrusted with the sale of a property as an agent, there is clearly one main goal that you have for your client…to sell the property for the best possible price with the minimum of disruption to your client’s life.

What people tend to overlook is that there are many different ways to achieve that goal and that can include the options of selling early, selling on auction day, or achieving a better result by continuing to negotiate after the auction. We saw examples of each this week, including:

As we mentioned in LAST WEEK'S UPDATE, this original four-bedroom home attracted such strong interest that the vendors cheerfully decided to accept an early offer of $870,000 rather than wait for this week’s scheduled auction.

Greenvale: 162 Normanby Drive

Strong interest from multiple buyers resulted in the auction of this generous four-bedroom home being brought forward to this weekend. That move was clearly well received, with more than 150 people turning out to watch a competitive bidding duel. As you can see from the photo, it was smiles all round after an impressive bid of $870,000 won the day.

Westmeadows: 16 Brightside Walk

The benefits of experienced post-auction negotiations were clearly displayed when the contract on this modern three-bedroom town residence in the Valley Park Estate was finalized this week at $510,000.

Westmeadows: 26 Forman Street

Being situated within walking distance of schools, parks and Westmeadows Village shops, this corner site of just under 670sqm offered plenty of development potential. A strong sale at $550,000 was negotiated at the eleventh hour on Friday evening, just before this week’s scheduled auction.

Westmeadows: 16 Ashford Crescent

This three-bedroom home was another of this week’s scheduled auctions to see the SOLD sign go up early. A very pleasing mid-week sale saw the keys changing hands on this one at $630,000.
