The property in question was the attractive single-level three-bedroom unit pictured above. Situated in Frederick Street in Thomastown, it was centrally located within walking distance of Thomastown train station, local shops and schools, providing plenty of appeal for buyers who valued a convenient lifestyle.

Inside the front door a practical open floor plan featured a good-sized living area adjoining a modern kitchen with stainless steel appliances, an informal meals area, and an accommodating rear yard.

Not surprisingly, this combination generated appeal from a mix of first home buyers and investors. However, on auction day the bidding did not reach a level that we felt reflected the true value of this property, so the decision was made to further explore the level of buyer interest rather than selling the property on the day.

Our experienced team got to work and after discussions with interested parties was able to negotiate an excellent sale within a matter of a few days. Importantly, the resultant sale price of $490,000 was not only well above the figure the property was passed in at, but it was also above our happy clients reserve as well!
