Nestled about 113 km south‑east of Melbourne along the South Gippsland and Bass Highways, Bass lies within Bass Coast Shire in Gippsland, Victoria. It is a small coastal settlement located northwest of Wonthaggi and just northeast of San Remo.

Bass offers a peaceful, rural lifestyle characterised by expansive farmland and open spaces. With a small local community, it has a relaxed, close‑knit vibe, ideal for those seeking tranquillity while remaining near coastal attractions and Phillip Island.

Fishing, farming, and natural beauty are key draws for residents. It’s regarded as quiet and scenic, with friendly locals and a strong sense of community.

Owner‑occupancy is very high in Bass, and many homes are owned outright. Bass is known for its high tranquillity and community cohesion, with a safe and relaxed lifestyle in a largely rural environment.

Much of Bass is zoned as Farming Zone, with small areas allocated to low‑density residential and rural activity. New development is limited, which has preserved the area’s agricultural character.

Real estate activity is low, with only a handful of house sales recorded each year. Properties in Bass are typically rural lifestyle blocks, small farms, and acreage lots. Median property prices are not always available due to low transaction volumes.

Bass is a calm, semi‑rural coastal locality with strong appeal for downshifters, retirees, farmers, or lifestyle buyers seeking space and serenity within reach of Gippsland’s coast. While local development and amenities are minimal, it offers unrivalled tranquillity, community cohesion, and access to nature and coastal leisure areas.
