The area features a blend of permanent residents and holiday homes, offering both retreat-style living and residential charms.

Residents of Sunderland Bay enjoy direct access to quiet beach walks, coastal scenery, and surf-friendly shores. The nearby Phillip Island attractions include the Grand Prix Circuit, Penguin Parade, and wildlife-focused nature parks. It's ideal for those seeking relaxed outdoor living and nature appreciation.

Sunderland Bay covers about 1.2 km², with zoning predominantly farming, general residential and some conservation land. Housing consists mostly of separate houses averaging close to 3 bedrooms and an average household size of 2.3 people. About 40% of properties are owner-occupied.

Access is via Phillip Island Road, a roughly 90-minute car journey from Melbourne. There’s limited public transport on the island, with buses linking to Cowes and nearby towns; train services require connection off-island via Wonthaggi or San Remo.
