About Armstrong Creek

Armstrong Creek is a suburb developing to the south west of the City of Geelong.

The Armstrong Creek area offers new housing estates which are being master-planned to take advantage of the wetlands and waterways around nearby Lake Connewarre. It is a great area for young families and people looking for a peaceful, modern lifestyle with a focus on convenience, as the Geelong CBD and some of the Surf Coast's best beaches are only a short 15–20 minutes drive away.

The area has grown significantly over the past few years and will continue to do so, as it is officially designated as Victoria's sixth major urban growth area, with the overall precinct planned to accommodate up to 65,000 residents.

As the new suburb has expanded, many shops, restaurants, schools, and childcare centres have opened to service the area, including the Warralily Village Shopping Centre and the rapidly evolving Armstrong Creek Town Centre. This major development is planned to become the civic, commercial, and social heart of the suburb, providing high-quality retail, dining, and community facilities, including the recently constructed Biyal-a Armstrong Creek Library and community hub. This progressive development aims to provide around 22,000 local jobs and is part of a deliberate strategy to build communities, not just houses.

The new suburb offers its residents good transport connections via bus services to the Marshall or Waurn Ponds railway stations. Key road networks, including the Surf Coast Highway and Barwon Heads Road, provide efficient access to Geelong, the Bellarine Peninsula, and the Princes Freeway to Melbourne.

Property in Armstrong Creek is dominated by contemporary family homes on easy-to-manage blocks. Reflecting its high demand and youthful community and a high proportion of owner-occupied homes, making it a key attraction for first-home buyers and investors looking for a modern, amenity-rich environment.
