About North Shore

North Shore is a historically significant yet highly industrial suburb of the City of Greater Geelong, situated approximately 5–6 kilometres north of the Geelong CBD. Defined by its valuable Corio Bay frontage and significant economic infrastructure, it offers a small, established residential community with direct access to major employment hubs and transport links.

North Shore’s identity is predominantly industrial. The suburb is home to major industrial facilities, including the Viva Energy refinery and large-scale manufacturing and logistics operations. Its location on the northern shore of Corio Bay means it is a crucial component of the Port of Geelong, playing a vital role in trade and logistics for Victoria. The suburb’s industrial nature is balanced by a small, tight-knit residential pocket, which was historically subdivided as a bayside retreat. Houses along The Esplanade, in particular, enjoy picturesque views across the bay towards the city.

The residential area, though limited, is convenient for those working locally or needing quick access to transport. Residents benefit from the presence of the North Shore Railway Station, providing V/Line rail access to both Geelong and Melbourne. Road connectivity is excellent, with the Princes Highway forming the western boundary, ensuring fast travel.

For recreation, Moorpanyal Park offers a playground and barbecue area, and a bay walk traverses the shore, allowing locals to enjoy the coastal environment despite the surrounding industry. A notable local community landmark is the Missions to Seamen building on The Esplanade.

The property market in North Shore is niche due to the small size of the residential zone. Housing stock is mixed, featuring older homes alongside some newer developments, and often appeals to first-home buyers and investors looking for inner-city proximity at a comparatively affordable price point.

The suburb has a small population and is a unique combination of high industrial importance, excellent transport, and quiet bayside living makes it a distinct and strategic location within the greater Geelong area.
