Melbourne’s rising star suburbs in the east, north and west revealed

Astute buyers are keeping an eye on a number of suburbs across Melbourne expected to boom next year.

Based on Canstar’s Rising Star data for 2023, a Herald Sun report has revealed 10 suburbs in the city’s north, west and east, are among the 110 across Australia tipped to experience significant growth in 2023.

The Melbourne suburbs expected to boom in the new year include Richmond, Glen Waverley and Forest Hill, in the city’s east.

Affordable, family friendly suburbs with established infrastructure set to star in the north and west, are Epping, North Melbourne, Sunbury, Roxburgh Park, Caroline Springs and Melton South.

Roxburgh Park, with a median house price of $630,000, is located in the City of Hume, 21km north of the CBD.

It is a haven for first-home buyers, young families, downsizers, retirees and investors, according to Barry Plant Glenroy agent Halil Okur.

“It offers buyers a diverse range of affordable housing and value for money,” he said.

“Plus good schools, shops, parks and transport.”

Mr Okur recently sold, before auction, a four-bedroom house at 10 Sandover Drive, for a record price of $710,000.

“It was the highest price paid for this type of property in the area,” he said.

The modern double-storey home attracted strong interest and sold to a family from Craigieburn who made the seller an irresistible offer before auction day.

Ideal for the larger family, it features multiple living and dining areas, a study or fifth bedroom, plus a second kitchen tucked upstairs with four bedrooms and a retreat.

“Apart from the outstanding features of the home, the buyers also liked the family oriented neighbourhood,” Mr Okur said.

“It’s in a great environment near parkland and the shopping centre.”

A property for sale in the same street, at 71 Sandover Drive (image below), is currently catching the eye of families from far and wide.

“We’ve had enquiries from as far as Sydney,” Mr Okur said.

“More than 35 groups have visited the home.”

In a quiet pocket, the impressive four-bedroom double-storey house stands tall behind electric gates on 551sq m.

Those who enjoy entertaining on a large scale will appreciate the sheltered outdoor zone, numerous living and dining areas, plus the feature-packed kitchen with ample storage and bench space.

Nestled upstairs is a spacious family retreat, bathroom, three bedrooms plus a sprawling main suite with a walk-in robe and spa ensuite.

It has a median house price of $735,000 and offers a diverse range of properties from apartments, townhouses and cottages priced around $600,000 to luxury million-dollar homes.

The suburb is a magnet for all types of buyers, from young couples and families to downsizers and retirees, according to Barry Plant Caroline Springs partner Las Anastasiadis.

“It’s a well-designed suburb and a great place to live,” he said.

“It has recreational areas and walking tracks around the lake, the popular Westwood Hotel restaurant precinct, shopping centres and quality schools.

“And it’s so easy to get on the freeway and it takes from 15 minutes to half an hour to reach the CBD.”

A buyer who wanted to live closer to family snapped up a four-bedroom house at 2 Muirhead Gardens for $735,000, Mr Anastasiadis said.

The modern home is just a short stroll to parks, lakes and walking tracks.

And 15 Daylesford Terrace, a four-bedroom house on 640sq m, is for sale with a price guide of $890,000-$960,000.

“It’s a good-sized house that offers great value in a good location,” Mr Anastasiadis said

With supermarkets, shopping centres, medical clinics and schools for all ages nearby, families will appreciate the convenience at the doorstep.
