About Avalon

Avalon is a highly unique locality situated on the northern fringe of the City of Greater Geelong, best known as the location of the globally significant Avalon Airport and its surrounding industrial and defence precincts.

While small in residential population, Avalon holds immense economic and strategic importance for both Geelong and Melbourne, offering a quiet, rural property market adjacent to a world-class infrastructure and employment zone.

Avalon’s identity is intrinsically linked to its infrastructure. The suburb is the home of Avalon Airport, which operates as Victoria's second international airport, providing both domestic and international passenger and significant cargo services. The airport is also the long-standing host of the Australian International Airshow, the largest event of its kind in the Southern Hemisphere, which draws hundreds of thousands of visitors every two years. Beyond aviation, the area is rapidly evolving into the Greater Avalon Employment Precinct (GAEP), a major industrial and defence hub that hosts key tenants like Cotton On, Australia Post, and the Armoured Vehicle Centre of Excellence for Hanwha Defense Australia, positioning the locality as a cornerstone of Victoria’s advanced manufacturing and logistics capability.

The residential area of Avalon is small and predominantly rural, characterised by properties on large acreages that overlook the northern shore of Corio Bay and provide easy access to the adjacent You Yangs Regional Park. The housing market here is niche, with a high rate of owner-occupation. Demographically, the population is small, with households primarily consisting of couples with children. The small, established community values the space and seclusion that the expansive 44.8 square-kilometre locality affords.

Despite its rural setting, Avalon boasts outstanding transport connections. It is strategically positioned on the Princes Freeway, providing immediate access to the Geelong CBD (about 15 km away) and Melbourne's CBD (about 53 km away). The area is historically significant as well, named after the mythical Isle of Avalon by James Austin, an early landholder, and the original Avalon Homestead still stands, overlooking the bay. This blend of historic, secluded acreage living combined with its role as a state-level economic and transport gateway makes Avalon a genuinely distinct area within the Greater Geelong region.
